The project consists of a boutique, sustainable Resort with 18 hotel villas in a traditional style that follow local architecture style. We have recently acquired a beautiful peninsula directly on The Mutanda lake, with more than 500m of shoreline, exquisite views on Virunga Volcanoes. The land has already been prepared for the construction phase, the electricity was brought to it and an access road was already built.
We are planning to build additionnal 16 Residences for sale. The Real Estate appreciation will be augumented by selling those Residences to individual owners. The location is known worldwide for the Virunga Volcanoes, and Bwindi Imprenetrable Forest which is just a 20 min drive away and is home to the great Mountain Gorillas.
Our property is located on Mutanda Lake which is extremely picturesque, has over 100 islands and is located on the edge of TWO world-famous national parks:
BWINDI IMPENETRABLE FOREST – a forest with an exceptional biodiversity, where the largest species of Mountain Gorillas can be found.
VOLCANOES NATIONAL PARK – a national park with mega volcanoes, 6 in the immediate vicinity and several a bit further away. One of the volcanos, located 40 km from Mutanda, has an active lava lake that from time to time pours out and glows beautifully.
On the right side of the border with Congo there is the Virunga national park right – another UNESCO world heritage site. It also has volcanoes, mountain gorillas and is one of the most biologically diverse areas on the planet, comprising an outstanding diversity of habitats, ranging from swamps and steppes to snowfields of Rwenzori at an altitude of over 5 000 m, and from lava plains to the savannahs on the slopes of volcanoes. Mountain gorillas are found in the park, some 20 000 hippopotamuses live in the rivers and birds from Siberia spend winter there.
The style of the residences and the clubhouse we plan to build reflects the local architecture of this beautiful place.
Located in the heart of Africa, Uganda was once called a tourist “pearl of Africa” – having splendid national parks and superb safari holidays conditions.
Tourism collapsed in 1970’ as the country went into four decades of political turmoil, violence and economic collapse. But since 2003 there has been relative political stability and constant economic growth.
Uganda is now a “rising star in the safari world” – safari operators say they’re already gearing up for more visitors in years to come. What makes it unique and different from it sneighbours is the fact that apart from the so called Big FIve of Africa you can also see one of the most amazing animals in existence – mountain gorillas. It is one of very few countries where families of Mountain Gorillas reside, and the only one apart from Rwanda where its biggest species can be found.
The country has unique biodiversity, including highly endangered mountain gorillas – protected in 2 national parks that are included in UNESCO World Heritage sites.
Acknowledging the importance of growing tourism, the government seeks to attract more travellers in the coming years.
Kisoro, a town near lake Mutanda, has an airport and is connected by regular scheduled flights in a Cessna Grand Caravan C208BB to Entebbe (Uganda Capital Airport – Kampala) by Aerolink twice daily in the dry season and once daily in the wet season, as well as to two other airports in northwestern Uganda.
There are no competing hotels in the area at the level represented by The Pavilions Group.
Prior to co-founding Frontier Experiences Developments, Andrzej was the co-founder
(2010) of a private aviation charter company, since 2017 responsible for business
growth as a member of the Board of Directors. During this period the company grew
from 1 to 6 aircrafts with many more acquisitions planned for 2021. The company,
now called Via Air Group, has it’s own maintenance base on the international airport
in Katowice, Poland, offices in 3 African countries and HQ in Dubai, UAE. It’s operating
model consists mainly of high risk and difficulty operations on African continent, with
main clients being UN, multilateral organizations and HNWI.
Andrzej, with his business partner Douglas Maclagan have successfully built and
launched two luxury, sustainable eco-resorts in Nepal in 2015 and 2018 (Pavilions

Gordon is widely recognised as one of the top commercial lawyers in Hong Kong. He has
extensive knowledge of commercial transactions throughout Asia. He was the creator of EZ TV,
now MTV Asia, as well as holding extensive publishing interests including Forbes – in Chinese,
Playboy – Chinese edition, Hong Kong Stock Exchange Journal, Luxury Properties and many
more. He is the founder and owner of The Pavilions Hotels, a group with many hotels in Europe
and Asia, as well as Revivo, a Wellness Resort group operating in Bali and under construction
in Barcelona, France and Japan.
